How to get top dollar in any market!

Statistics show that the best chance of selling your home is in the first 6-7 weeks. Beyond that, the longer it stays on the market, the less the Seller will net.

There are 6 major factors that contribute to a fast sale:

  1. The condition of the home: The home must shine, shine, shine. Clean all glass in the house. Buyers are not inclined to consider homes that smell or are unclean. Smoke and pet odors are especially troublesome. Buyers simply will not take a chance on being able to clean it up themselves. It is incumbent upon the Seller to remove the odors prior to placing the house on the market. If you are a smoker, make efforts to remove yourself from your home when you smoke during the entire time your home is on the market.
  2. It is important that agents have access to your home. Agents are way too busy to run around town picking and returning keys. The use of a lock box which is limited to use by license agents only, is an acceptable practice, with low risk to the seller. the new Supra keys, allow Sellers to know exactly who was in their house and when because of digital recording on the boxes.
  3. Showcasing is extra important. Buyers want to picture the home as if they were living in it. When your home is being shown, Sellers please do the following:
  1. Prepare the inside with fresh paint and carpeting.
  2. Prepare the yard by trimming all bushes, lawns, debris. Repair broken light fixtures, shine the glassware, the storm door. Cleanup all fingerprints on the door. Remember the first impression is most important.
  3. Price it right. Markets are competitive. Over-pricing, even by a few thousand dollars, makes a big difference in whether or not your house will sell.
