Home Buyers’ Caution: Watch out for ads!
Home Buyers must remember that agents create "homes for sale" ads to make the phone ring!
Drawbacks of the homes are not mentioned in the ad, i.e. such as traffic
noise, no garage, no basement, power lines, or litigation in the community.
What's not mentioned in the ad is usually more important than what is.
It is best to use caution responding to ads by remembering that the
person writing the ad is representing the Seller and not you!
It is better for you to use ads and open houses to begin your search for the best
Match between you, Home Buyer, and a professional real estate agent. You need to find
Someone who is knowledgeable, who will look out for your best interests.
Also someone who is compatible with your personality. You can meet these
agents at Open Houses, or you may call any business office to find an agent.
Your own agent will critique the property with an eye towards how well it meets
Your needs and will point out any drawbacks you should know about. So whether
you decide to work with me or not, pick an agent you feel comfortable with
and enlist the services of that agent as a Buyer's Agent. You will enter into a
contractual arrangement with that agent which will then afford you all the rights,
benefits, and privileges created by this Buyer Agency relationship, and you're no
longer just a shopper.
Have you ever wondered how people find the "good deals"? Many homes are
sold WITHOUT A SIGN ever going up or an AD EVER BEING PUT IN THE
PAPER? These "great deals" go to those people who are committed to working
with one agent. When an agent hears of a great buy, who do you think he's
going to call? His client, who he has a legal obligation to work hard for (YOU)
or someone who just called on the phone and says they would rather not
work with just one agent, but "keep your eyes open, will you"?
And did you know, that if you see a house with one agent, and then want to
write an offer using the services of another agent, that there is a possible conflict
between the agents called "procuring cause"? Real Estate professional
standards consistently support commissions being paid to the agent who brought
the Buyer to the property.
So, Home Buyers, be loyal to your agent. Tell others that you are working with another agent,
so that he will know in advance just what kind of relationship you expect from him.
But in the end---to get the best buy on a property, I always recommend that Home Buyers
hire their own agent and stick with him.
